			<content:encoded><![CDATA[<p><br/><strong><i>Question by navydave1974</i>: How would I know which mortgage lenders allow bi-weekly payments?</strong><br/>I&#8217;m shopping for a mortgage flop now and without calling every single company, is there a way I tin find out which ones allow or don&#8217;t allow bi-weekly payments?  I would love to do this to save on the interest rate and to take off 7 years on a 30yr mortgage.  Just wondering if there was a list anywhere.  Right now Pulte Mortgage is sounding best for us flop now because of the incentives/hoa dues for 2 years, but I don&#8217;t level know if they do yet.  I will call them in the morning unless someone else knows off hand.<br/><br/><strong>Best answer:</strong><br/>
<p><i>Answer by Mary B</i><br/>Pulte Mortgage isn&#8217;t a direct lender, they are a broker.  I haven&#8217;t seen a lender that did not offer this service, and there is usually one catch:  You can&#8217;t send in checks, you have to be on automatic draft from your bank.</p>

My goal is to get to a 620 credit score but I know this will take quite some time. I was wondering if there are banks out there that give you loans to buy a home if you have bad credit or if there are programs out there that help you fix your credit to get into your first home? My best credit score of the three credit agencies is 550. The worst is 490. Please help!<br/><br/><strong>Best answer:</strong><br/>
<p><i>Answer by mccarthy410</i><br/>Short of having at least 20% down and paying closing costs and mortgage insurance and over 8% interest, or finding a house you can afford to pay all cash for, I don&#8217;t see it happening. I&#8217;d work on your credit and wait. I&#8217;m sorry to tell you that, I&#8217;m in the same boat and working two jobs and the goal for me is to either put as much down as possible or buy outright.  You could try FHA loans and they might work with you, but I&#8217;d concentrate on getting as much down as possible or if you can, save till you can do it all cash. Sorry to sound harsh, cold and cruel, but life often is and I&#8217;m just telling you the truth.</p>

Do you think they are going to create some breaks on bonding financing, such as lowering rates and offering 50 year fixed loans, so many people are able to afford the payments. Or are they just going to let more borrowers go into  foreclosure?  If this continues to happen, we may see a depression coming in the near future.<br/><br/><strong>Best answer:</strong><br/>
<p><i>Answer by bob</i><br/>I dont think its as bad as the news makes it out to be.If everybody had to sell tommorrow, yes, but most people are not in that predicament&#8230;just beetle on and enjoy the house for a few years.I compared a 40 yr to my conventional 30 yr mortgage, and it only saved me 20 bucks a month, which was hardly worth the effort&#8230;.i wouldnt consider any increased length mortgage unless the payment went down 100/150/200 buck.I did hear today that many of the reputable mortgage lenders are temporarily reducing their interest to %, if the buyer needs a little breathing room, rather than foreclosing.I don&#8217;t think the &#8220;goverment&#8221; needs to do anything, they will just mess things up&#8230;the market will correct itself&#8230;.the period of 2001-2005 was not normal.</p>

Once I was told you needed to have a good mix of credit on your report to show you are responsible in all areas.  We have two car loans, several student loans, and various other items.We don&#8217;t have any credit cards, don&#8217;t really have a need for them.  But everything I hear says you should have some revolving credit to show responsibility.  I don&#8217;t want to get a credit card just for the sake of having one unless absolutely necessary.  Anyone with mortgage approval know anything about this?<br/><br/><strong>Best answer:</strong><br/>
<p><i>Answer by Tiffany</i><br/>I have been approved for several mortgages. No one has ever state that you need revolving credit, but I did read that it was needed. I got a credit card with a real high throttle, simply to show responsibility. I have never used the credit card, so maybe you should consider applying for an imputing card and restricting its use.</p>

			<content:encoded><![CDATA[<p><br/><strong><i>Question by chavi</i>: What happens when you do not pay a mortage?</strong><br/>I purchased a lot in Dec05&#8242;, and have not been given a building permit because the road going up to the lot was graded without a permit (the seller disclosed: the seller does not guarantee the road- their agent explained something totally different from what it really was) In order to get the permit, I must improve the road (identical costly neighboring lot owners- will not help). *The construction lent expired in Dec 06&#8242;, and the lender asked me to re-finance the loan. * Another mortage lent marked my credit with a 30 days retiring due in October- I am disputing.* Obtaining a re-fi has been hard due to this credit issue.* The originall lender has given me two months to resolve the issue, before they take action (don&#8217;t know what).I have two other properties (one with little equity and ane free and clear valued at 700K- I tried to use it to re-fi, credit mark is the issue). What happens if I don&#8217;t pay- I am tired of this problem! Will they go after my other properties?Considering my situation, what options do I have if I can&#8217;t get a loan?I will be be listing the property this week, but it will take months to sell.<br/><br/><strong>Best answer:</strong><br/>
